What are measurement services?

A floorplan service is just what it sounds like: Based on your needs, an appraiser will measure the house's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How does a floorplan service work?

During a measurement service, an appraiser measures your property with a measuring tool — generally a tape or laser measuring device. As they tour the house, they notate the layout of the rooms and other features, like stairs, patios, and fireplaces. They might sketch the property. Then, the appraiser develops a report and detailed floorplan showing the total living area of the house and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are floorplan services required?

Property taxes

Property tax records frequently reflect the wrong square footage because the values can come from various sources, and sometimes go unverified — meaning you may be taxed for more space than you own! Unless an appraiser has recently executed a valuation on your property (after any remodeling that may have affected square footage), you'll need one to perform a home measurement service before attempting to dispute your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Putting a home up for sale

A home measurement service can ensure that you're paid a fair price for your home. Square footage is one of the most important factors potential buyers consider when purchasing a home — but since these values are often approximated rather than properly measured, your home listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price of your property, but possibly even the number of interested buyers. The only sure method of using an accurate GLA when listing your home is to refer to a recent appraisal or home measurement service performed by a certified appraiser (after any renovation that may have affected square footage).

Material for agents

To make certain that your client's property sells at a price that appropriately reflects market value, we suggest asking for a floorplan service for the property. Your clients, and especially potential buyers, will be grateful for your attentiveness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tool for getting potential buyers interested since they can see the layout and characteristics of the home before and after a tour.
